Air filters are easy since I do that on the first of every month (Arizona, plus 2 cats and a dog). Everything else i did the first month after we closed & moved in. My inspector sent me a link to homebinder and that had email alerts for everything.

The trick that made it stick for me: stop trying to remember tasks and attach them to dates you already notice. Time change weekends = smoke detectors, water heater flush, dryer vent. First of the month = eyeball the HVAC filter, swap if it's gray. First mow of spring and last mow of fall = gutters, hose bibs, caulk check. Hijack events your brain already tracks instead of inventing reminders it will ignore. Two habits worth adding: log what you did and when in a notes file, because buyers love seeing maintenance records when you eventually sell. Last one, walk your house once a season like you're the inspector.

your home punishes you for not doing it so you start doing it. Eg, a $600 bill from running ac will remind you to change your filters damn fast

The trick that worked for me was scheduling recurring reminders per task rather than trying to remember it all — HVAC filter every 90 days, gutters twice a year, water heater flush annually, etc. I keep these attached to the actual item (so the furnace 'owns' its filter reminder) in a home inventory app. I use Stowly (I built it, so grain of salt) which does recurring maintenance reminders and a weekly digest, but even a shared calendar with repeating events beats trying to hold it in your head. https://getstowly.app if you want to look and see if it'll help you.
