Title. My wife and I recently bought a house, and today after taking the car out she noticed the garage door got "stuck" around 90% of the way down and wouldn't shut. This is an older house from the 1970s and the door is old. It has no sensors. We tried manually closing the door and found that it got stuck at about the same spot near the bottom. My wife felt that it seemed to have more friction on one side than the other around where it got stuck. My initial thought here was just to try lubricating some parts to see if that works, but other than that I am firing blind. Any thoughts or suggestions? We figure if we call a professional they were just going to tell us to replace the door. Fair enough, as it is pretty old, but we would prefer to avoid that expense if possible and exhaust any other solutions. The one other suspicion I have is that it may be an issue with the framing. On one side it looks to me like there is much more space between the door and the wood frame on the side my wife feels isn't sticking, and the side that is sticking seemingly has the door right up against the frame to the point that it may be sticking on the frame itself.

You'll really have to examine ever part of the guides and rollers anywhere the moving part interacts with non-moving parts to see where it's getting hung up. If you disengage the motor does it move up and down easily other than not going beyond that point? If you push down on the side it's getting hung up does it get past that point?
Yes, the door is moving smoothly up until the point where it is sticking. I have not tried to push down too hard on that side because I am paranoid about causing a further issue. Applying a little bit of muscle to it was not enough to move it and I was too nervous to press the issue. It would require more than just a little extra force, I think.
Sorry, I didn't mean just pushing harder after it's stuck, but putting a little extra on that side as the opener lowers it. The idea being that if it's kinda crooked and that's what's making it bind the pressure on one side would even it out.
Can't quite close it normally even with manual. As far as I can tell it is sticking and maybe "catching" near the bottom of the track.
If the start capacity is bad, it rarely holds anything. An insulated handle screwdriv er with the metal part of the screwdriver shorting the two connectors removes the charge. But, too late now.
Can you disconnect it from the chain drive and check if manual open close normally? This way you can eliminate door, track, or motor/chain/mech. Caution though since you don't know if the springs are strong enough/worn out, don't stand under the door!
If the track is pushing the door into the frame, that would also cause it to bind. Where the track is attached to the wall, it can be adjusted in or out.
As long as the door panels are sound, a new door isn’t usually necessary. Far more often it’s the spring, a damaged rail, or a misalignment. Unless someone hit it at ramming speed, in which case take the keys away from grandpa.
It's either unbalanced and hitting something or the gear the motor chain is attached to (on top of the motor) is bent/broken. I had this exact scenario a few years ago. I had to disconnect the chain in order to shut the door until the replacement gear showed up.
The track is probably out of alignment. Just need to get it back into alignment.
There is a garage door sub if you poke around. I was there a few months ago and confirmed a problem with the opener (the start capacitor). Every company I called only replaced openers, none of them fixed them. I was going to fix it myself until everything I read said the old capacitor still held a charge and had to be drained after the breaker was off or the shock could be deadly. New opener with live audio and video (and a record/store optional monthly plan) $800 installed by a pro. A garage door can be thousands, so shop around and check reviews.
YouTube has videos that may make it easier to figure out and troubleshoot. I had to replace the gears in mine a few months ago, it’s all plastic so they wear out. Wasn’t too difficult after watching a video
Check to see if one of the springs has broken.
You need a garage door with those safety sensors. Those sensors save lives with kids and prevent people from making stupid mistakes.
Sounds like you have a broken garage door spring. This causes an imbalance on the door which makes the support cable on one side of the track to wrap unevenly and not allow the door to go down on that side. I’ve had this happen twice. Sometimes it’s not clear to see the broken spring unless it has separated into 2 pieces. Look up broken garage door springs for photos of what this looks like. You either have 1 or 2 springs depending how old or heavy your door is. These springs are extremely dangerous under pressure. Have a professional repair it.
Is there an adjustment on the back of the motor?
How did the home inspector not catch? Time to call a professional.
